Vancouver glass repair that replaces the glass, not the whole window.
Northlight Glass is a glazing company for homes, shops, and strata buildings. The shop is at 1030 Quebec Street in Vancouver. The work is at your opening.
Fog between the panes, a smashed storefront, a cracked shower panel — those are glass jobs. When the frame is sound we leave it. That is faster and cheaper than a new window, and in this climate it is usually the right repair.
We quote from a photo. We take the old glass away. Board-up runs overnight so a hole is not an open house until morning.
Who we work for
Homes
Residential
Foggy sealed units, broken windows, patio doors, and shower glass — houses, condos, and townhomes.
Shops
Commercial
Storefront lites, commercial doors, office glass, and after-hours board-up so you open on time.
Buildings
Strata
Phased sealed-unit programs, balcony guards, and high-rise access with paperwork that survives an AGM.
The job
Keep the frame when it is sound. Replace the lite that failed.
A double-pane window is an insulated glass unit. When the seal fails, moisture sits where a cloth cannot reach. Cleaning does nothing. Defog kits do not put the argon back. The honest repair is a matching sealed unit in the sash you already have.
Full window replacement is for rotten sills, failed hardware, and openings that have to change size. We will say which job you have.
Foggy window repair →How a glass job runs
01
Photo and two measurements
Most Metro Vancouver jobs quote from a photograph and the size of the unit. If we cannot tell, we say so and measure on site.
02
A written range
Glass spec, access, and a lead time — not a menu price. A basement hopper and a picture window are not the same job.
03
Measure, then fabricate
We confirm size, thickness, and coatings before we order. The old pane stays until the new one is on the way, unless it is a hazard.
04
Swap the glass. Take the old unit.
Frames, trim, and sills stay when they are sound. We clean up and recycle the failed glass.
How we operate
Covered, coded, and written down.
Tickets, access, and warranty are job facts — not a brochure. We do not invent a year of cover or a climbing certificate we have not put on the truck.
01
WorkSafeBC & insurance
WorkSafeBC covered and fully insured. Certificates go to a strata manager or a general contractor who asks.
02
Access
Ladder and lift on most houses and mid-rises. Swing stage when the elevation needs it. Industrial rope access in B.C. is IRATA or SPRAT under WorkSafeBC Part 34.
03
The glass, not the frame
A foggy IGU, a smashed lite, a cracked shower panel — those are glass jobs. If the frame is rotten, we will tell you instead of quoting a new window into a seal failure.
04
Warranty on the invoice
Workmanship and the unit are warranted as printed on your paperwork. Manufacturer seals follow the maker. We do not publish a fake term on this page.
Paper
The terms that bind a job are on the quote and the invoice. This page is who we are. The paperwork is what we warrant.
Shop
Railtown shop. Mobile crew.
Glass is fabricated to the opening. We work across Metro Vancouver from the shop at Quebec Street — houses in the morning, a storefront after close, a strata elevation when the lift is booked.

They replaced three fogged units without touching the frames. In and out in a morning.

Storefront boarded at 1am, glass in before we opened. Insurance photos were already done.

Our strata needed a phased program and actual paperwork. They delivered both.
